Terms and condition

• All rates are quoted in THB based on single or twin occupancy per room per night and are inclusive of daily Breakfast at the main restaurant located on the beach front ; however it can also be taken as room service, suites or in-villa breakfast dining with a service surcharge of 200THB++ per person. Booking is required at least 12 hours before.
• Luxury Limousine Samui International Airport Transfer, at 1,000THB++ per person per way, private vehicle Range / Land Rover/ Mercedes Benz (Min 2 person)*.Luxury MPV Lexus Samui International Airport private transfer , at 600THB++ per person per way (Min 5 person ) *Cancellation for airport transfer. Full payment will be charged for cancellation within 1 day before arrival as per hotel web site rate. No Show for airport transfer. Full payment will be charged as per hotel web site rate. Remark: The client must notify the hotel by fax or by written notice of any cancellation as early as possible at 24hours in lieu, but in any case not later than specified above. • Minimum Stay Require for Booking from 24 Dec till 5 Jan with minimum 7 room nights.
• Maximum occupancy in the all room category is 3 persons except for Villas only 2 person . Free of charge for children under 12 years of age, when sharing bed with adults and ABF will be charge 50% of adult rate. Baby Cot Free of Charge .
• Pool Villas is only meant for a couple stay non children friendly and extra person are not allow due to privacy and intimate atmosphere.
• Room Reservations for Peak Season are required to be guaranteed full pre payment by credit card.

• A Mandatory or Compulsory Gala Dinner is imposed for reservation date made during 24 Dec, at USD138++ per person for Christmas Eve Gala Dinner and on 31 Dec at USD188++ per person for New Year Eve Gala Dinner and Special Dinner for Chinese New Year at USD 68++

Cancellation & No Show Policy

Credit card with a 50% deposit is required and constitutes approval by cardholder to guarantee the booking per our cancellation policies.

General Cancellation Policy

• A one night non-refundable prepayment required upon reservation. This will be forfeited in the event of any cancellations.

GREEN SEASON
1 May to 30 June and 1 October to 30 November :

• Cancellations made within 14 days prior to arrival will be charged a 1-night cancellation fee. Cancellations made within 7 days prior to the arrival date, including no-shows and early departures, will be charged a 100% cancellation fee.

HIGH SEASON
11 January to 30 April and 1 July to 30 September

• Cancellations made within 30 days prior to arrival will be charged a 50% cancellation fee. Cancellations made within 14 days prior to the arrival date, including no-shows and early departures, will be charged a 100% cancellation fee.

PEAK SEASON
20 December to 10 January :

• Full non-refundable prepayment for entire stay required upon reservation.
